– Clearance of Cluttered a property
– No funds in the Estate to pay for clearance until the property has been sold

Instruction
One of our clients from a legal firm had approached us in October of 2021 regarding a property clearance that they required assistance with. The property was in a very poor and run-down condition, it was extremely Hoarded and infested with Vermin.
The issue was that the Estate had no funds for House Clearance and in its current condition they couldn’t move forward with Selling the Property due to not being able to access the rooms and therefore not being able to Value or market the property.
They had hit an obstacle and were struggling to move forward with Probate at this time.
Solution
After contacting Hudson’s Probate Solutions, we were able to have the property cleared of contents, pests, sanitised the property and then organised for the sale of the house. We managed to unveil some hidden treasures during the House Clearance and were able to sell these items through our Auction service on behalf of the Estate.
Result
We managed to clear the property, bring it up to a respectful standard and then place it on the market within 2 weeks of the initial enquiry. We come across this type of situation often, we are pleased that we can assist with these types of works as our clients can move forward with Probate more efficiently and without any hold ups.
