Instruction
February of 2022 we were approached by an individual who was appointed Executor of his late Fathers Estate. Initially he wanted to know more about our services and to also seek some of advice with probate.
After getting to know more about the estate we concluded he would need a Chattels written valuation report, a RICS Valuation of the property, assistance with selling some of the Chattels and to then manage the marketing and sale of the property.
Solution
Our client lived a distance from his late father’s home and so he posted us a key and we went to inspect the property on his behalf. We undertook a Chattels Valuation and a RICS Valuation to start the process. Once grant of probate had come through, we were able to start the disposal process by organising the sale of the items with value, clearing the property of unwanted items, and then marketing the property for sale.
We came across some sentimental items including his late father war medals and family photos, we were able to package, store and send these items direct to our client during our process.
Result
Working closely with our network of contractors, our client, and his Solicitor we managed to help with the smooth process of Probate for his late fathers Estate. We also managed to achieve a sale figure of £920,000 which was £120,000 over the original valuation.
